Evolvure were instructed to plan, manage and oversee the pre, during and post construction phases of this niche new build development, as soon as planning permission had been granted. We ultimately managed to deliver a unique building, comprising of 2 x modern boutique apartments, whilst retaining street character and providing rare private amenity spaces for the future occupiers. With our resources, expertise and contacts, we were able to put together the appropriate team to assist in building design; new incoming utility and outgoing drainage connections; effectively managing building control and structural warranty inspections, as well as all new build certification requirements on site; tendering for principal contractors and negotiating costs and cashflow schedules once appointed; managing the practical works on site on a weekly basis; overseeing the health and safety on site as well as maintaining the health and safety file; assisting in the sourcing of fittings and materials as well as layout and designs of rooms, sockets, lighting, kitchens and bathrooms; assisting in the design of modern data and cabling requirements for the building; managing the implementation of measures to ensure that all building control required new build testing was passed in a timely manner; ensuring the landscaping was carried out to a practical, aesthetically pleasing, yet sustainable standard for ease of on-going maintenance and durability for the future occupiers; managing the impact of the Covid-19 outbreak mid project, to ensure that costs and timescale losses were avoided, whilst ensuring the safety of all parties involved with the project; dealing with the Help to Buy Site Application with Homes England, from registering the site through to completing sales to qualified buyers; as well as dealing with aftersales snagging and handover documentation, to assist the new occupiers in settling into their new homes comfortably.
